The widest spread among Talbot's reportable markets runs between St. Michaels and Royal Oak: a 42% premium per square foot ($593 vs $417), on properties that are actually smaller on average. Location on the water — the village, the view, the depth at the pier — is doing more work here than square footage. Oxford sold in a median of nine days at 97.3% of list; Royal Oak took seventy-eight. Same county, same quarter.

Ten times longer on the market, and more than sixteen cents on the dollar surrendered. On a median Talbot County waterfront home, that is a $271,000 penalty for guessing at the list price.

05 — The Quarter's Story

What the numbers are telling us

Talbot County waterfront is expensive, and it is slow. The median closed sale this period was $1,665,000 at $536 per square foot — well above what the same water buys further north — while countywide months of supply reached 9.4. Sellers closed at a median of 94.3% of final list price and 91.6% of their original asking price. That second figure is the one to sit with: on the median sale, more than eight cents of every dollar first asked for was given back before the deal closed.

Inventory is concentrated at the top and absent at the bottom. The $2M+ band alone accounts for 58 of the county's 87 active waterfront listings against 42 closings in a year — 16.6 months of supply. Below $600,000 there is effectively nothing to buy: five sales closed in twelve months and not one active listing remains. The functional entry point to Talbot waterfront now sits in the $600K–$900K band, which cleared at 3.3 months of supply, the tightest reportable segment in the county.

Between communities the divergence is sharper than the countywide figures suggest. St. Michaels commands $593 per square foot to Royal Oak's $417 — a 42% premium on smaller homes — and Oxford went to contract in a median of nine days at 97.3% of list while Royal Oak took seventy-eight days and sits at 13.5 months of supply. Easton, the county's largest waterfront market by volume, is the closest thing to balanced at 5.5 months. Where a property sits on the water is doing more work in this county than how large it is.

Which brings us to the number that matters most here. Homes that never reduced their asking price went to contract in a median of 13 days at 97.3% of the original ask. Homes that required a cut took 130 days and closed at 81.0%. Ten times longer on the market, and more than sixteen points of price surrendered — roughly $271,000 on a median Talbot waterfront home. In a nine-month market, the list price is not an opening position to be negotiated from. It is the entire strategy, and it is set once, before the sign goes in the ground.
